MARCH 31, 2023 IS THE DEADLINE

APPEAL COUNTY TAXES NOW

March 31, 2023, is the DEADLINE to appeal your Allegheny County Real Estate Taxes for your property.


Bigger News Still: Not only can you appeal your 2023 tax assessment, but 2022 as well. This is a second chance to appeal the prior year assessments and is unprecedented. 


This chance for appeal isn’t only for homeowners, it applies to ALL property in Allegheny County, including commercial properties. Business owners should pay special attention since your biggest asset may also serve your biggest cost savings this year.


Although you can appeal your property assessment every year, appealing your property taxes this year provides a special opportunity for not only lower taxes going forward, but retroactive refunds may be due to you.


Common Pleas Judge Alan Hertzberg in September set the common level ratio (the figure that computes your assessed valuation) at 65.53% - down significantly from the 81.1% in use from the prior year. It should be noted that the Pittsburgh Public School district is appealing this ruling and this issue is currently unsettled. 


For example, a property valued at $500,000 on appeal would be taxed at a valuation of $405,500. However, if the new ratio is upheld, that same home would be taxed at a valuation of $317,650, a significant savings for the property owner.
